The 91 you just posted on there is a really good deal. 4x4, with a ZF 5 speed and 351 is a good combo. my truck is very similar, but is a regular cab, and I was getting 15 MPGs at it's peak, which is still pretty good for a 24 year old truck.
Also, with the listed parts he has replaced and includes, youre definitely getting your money's worth on that one.
The second truck, the 96 isn't bad either for only 700 bucks more. The 351 in that truck should have more power than the 91, and it's only a regular cab so you can probably get a little better mileage, also getting your money's worth on whats been replaced, minus the bumpers being junk apparently, but thats not a big deal.
All things considered, I'd jump on the 96 if it's in good shape. To figure out real mileage on the trucks, look at the brake pedal. If it is really worn down on the corner, nearly to the metal underneath, its over 100k by far. If it hardly shows wear, it's lower mileage. If it's brand new, then that could be cause for concern.
