A very nasty cold...with a touch of the flu!!! I can't remember feeling this bad in a long time!!!

 

Yeah the wife is still fighting her's from last week too...

Well the leach field will not support our needs. It is at the end of its life as the inspector put it. We have asked the seller to fix or replace it. Hopefully he will.

 

Justin...sorry to hear that...if the seller is motivated...they'll replace it. After all...if you back out of the deal...they'll have to deal with it when the next buyer comes along.

Hey Justin! Sometimes seller is motivated to sell and will either fix it or give you a credit to do it after closing, unless it's part of the inspectors report to the financial institute, then it might have to be done before closing, each states laws are different.

 

He is motivated to sell. It was a foreclosure that he fixed and is reselling. So every month he owns the house he is loosing money.

 

yes, that is a motivated seller. I guess he forgot to update the septic system in his atempt to flipping his investment.

 

The septic tank was replaced in 1990. So he was most likely hoping they replaced the leach field at the same time. He was wrong. LOL
