renovating and selling a house

since my g/f moved out i'm thinking of selling this place, but not before i fix a few things.

i heard somewhere you're not allowed to do your own renovations if you're selling. i guess it's too much like working and then ottawa wants a cut.

i haven't got permits for anything i've done. my friends says i just need to call the town for an evaluation before i put it on the market

anyone have any experience with this they'd like to share

Depends on how major the reno is. Maybe just find a new gf.
