Purchasing land outside of STL

Has anyone looked at the cost of land within and hour of STL. Holy expensive acreage Batman! I am currently in the market with my family to purchase 15-20 acres of land outside of STL. I want to build a shop/apartment to work on my truck and the remainder of the family wants to build houses. The cost of the land seems almost prohibitive. Anyone have any leads or ideas. It needs to be at least 1.5 hours from STL and along the I70 corridor for commuting to work.

Holy smokes man, I hear ya I used to hunt on some property in Mongomery County, near the Callaway county line just south off of I-70. 10 years ago it was going for $500 an acre, now its going for $1300, give or take. I know there are places that are even worse. Its just crazy.
If it werent for the I-70requirement you mentioned, I would say try down south around the Potosi area, or Richwoods area. I've seen some there still going for $500 and acre.

Have you thought about coming west on I-44? If you get around Sullivan Land isn't to awful bad right in there. I'm in Rolla and if you get any thing along the interstate your going to pay. Myself i'd rather be out here in the woods. John

That's where I live! Holy smokes!

It depends on where you are wanting to go. And how far you want to drive. For starters, what city do you work in.

well guys I live 2 hours from st louis toward Farmington the land used to cost 300 to 500 a acre well it has shot up to 1500 a acre I just bought a 33 acre farm with house barn and shed it costed me $$$$$$

I grew up in Defiance property was 1500 an acre when we bought (when I was in the 2nd grade), when we sold it prop. was 45,000 an acre with a 3 acre min. for septic. that was 8years ago.

Just about anything in Franklin County (along 44 and about 15 miles south of 70) is getting expensive. Washington (population about 15000) is starting to look like a majority of STL County. Everbody wants to move out to the country to get he peace and quiet, then enough people move out there so it's like expanding the city, then those people have to keep moving farther and farther out. If this area description sounds good, I'd suggest around Sullivan, like trouble said, or New Haven/Hermann area, or even maybe up around Warrenton?? Don't know where the prices are up there, but I think it's still pretty reasonble around NH/Hermann, which is where I'm from, so if price is an issue, you might want to look at that as an option. I know it'd be nice to have another FTE member reasonably close. Good luck in your search.

If you are looking to come out as far as montgomery county/ hermann/new haven, I can get some ideas for you. But it's more than an hour from St.L.
I know from hermann it takes almost an hour to get to mid rivers and about an hour to get to eureka, driving speed limits with traffic. If it interests you, Lemme know, my uncle does real estate around hermann/montgomery city, so he probably knows of some stuff that'd fit the description.
