Mom and dad bought this place in 1952. It's where I grew up. The wiring hasn't been updated since the 40's - 60 amp fused entrance with 4 15 amp circuits. There might be one ungrounded receptacle per room in the house and it is a big house. There are still sections of hot **** and tube where they didn't want to mess with a "new" wire run.
My daughter and son-in-law are probably going to buy the place and keep it in the family so I want to make sure it is safe and up to code before they buy it - they've lived there for 5 years now "live storing " it for us after mom had to go to assisted living and then a nursing home so it has been home to them and two of our grandkids for a while.
The house has good bones and a great lot/location but is in need of serious TLC and modernizing. Plumbing needs to be redone but that can wait. Want to get the life safety stuff done so it is safe for the kids and grandkids. No more rat's nest of extension cards!

Hard part is pulling wires. With the plumbing in need of work. it's too bad you can't just gut the house, and be able to work with just the wall frames. Kind of tough with the kids living in it, though!

Going to put a 200 amp downstairs and a 100 amp upstairs. Spider up for the downstairs circuits, spider down from the attic for the upstairs. Run a 100 amp feed from the downstairs panel to the upstairs. Will save a lot of really long cable runs from one panel by having 2.
Plaster and lathe construction. No way i want to rip all that out.

I was home most of the day with this lousy cold and as far as I know Jim wasn't chasing Helen anywhere. Dave, better get your stories straight or Jim's going to be in deep doodoo.
Sounds like Dave had a fun day but without pictures it could be all BS. How do we know??? He does have an active imagination.
I like the shirt - I already have the hat. Got the hat for a measly $60k when they gave me the truck.
Rained hard last night and still raining. Another dreary day. I've got to get moving - have 2 conference calls this morning but this cold is slowing me down.
Just ordered $2,500 of electrical supplies to rewire mom's house so it will meet code for a sale. Really looking forward to this project - not. Old house wiring is a PITA. Done it to three houses and not looking forward to this one. But once it's done and I get the old underground oil tank out of the ground we should be good to sell the place.

Oh, and Dave, best not plan on BBQ up here after I tell Helen about the rumors you're spreading about her and Jim. She's a pretty dead on shot with several of the guns in the safe - might be looking to use you for target practice!
