The problem started with a rust spot in the ceiling of a soffit that was framed inadvertainly with a slope to the exterior of the house. Water would drip and just run down the exterior wall and out to the foundation through a knot in the top plate of the wall. So many things went wrong to turn a little problem into an expensive remodel. Never knew I had a leak until the screw rusted. It's been leaking a LONG time. Look at this damage...

I hate to say it, but this is going to keep us home this summer. I'm doing the work myself and it's going to cost over $8k I bet. I'm sorry guys, but I'm not going to be able to make the GTG unless some influx of cash comes along. This put a big dent in our fun money for the year.

Hello 1 pagers,
Still hanging around. been trying to keep up.

Andre, We did a remodel on the master bath last year. Budget was 6K ended up costing just over 10K. Did about 75% of the work myself. Hired out the plumbing, tile work and painting.

Y'all stay safe out there...

Having built a couple hundred home in my lifetime, and some of them are now 20-30 years old, I can see what failures are common. Some I can correct with newer building technics some are just carelessness of the subs, and I need to be more vigilant in watching the quality of workmanship

But there is nothing like letting a house age a few years to show how poor craftmanship can cause a problem. Just a quarter of the bubble on the level and you have water damage

I used to publish a blog to my home owners on routine maintenance they should expect on their home s I probably should start that back up. So many folks just don't notice the problem until it's a $10,000 problem

I'm lucky Linda works where we get everything we need at 5% over cost. It will save us a boat load. I'm doing everything but the drywall and plumbing myself. My sledding partner is a plumber and he generously offered to help. I wasn't going to turn that down.

Bill your bathroom turned out nice. We are doing something similar in our shower.

I hate remodeling. I'd rather restore a rusty old truck than work on a thing built out of 2x4's. Wife and I did our house, it was expensive, it was rewarding, it turned out well, but it was absolutely NO FUN! Yes, even with beer.

I've done about 20 houses and 6 remodels over the years, but it's been so long. I might as well be starting over . Plus, I'm old. I finished demo today. Tomorrow plumbing. Electrical is the weekend.

I'm trying to decipher the hieroglyphics on the 2x6... "We have to build damn ceiling when shower comes." "Voltage lighting" Well that's what I get anyway.
