Chandler, check with Debraska Pat on getting a house ready to sell. Mine's ready but, with prices dropping I'm going to hang onto it for a while.

Hmmmm commuting from S.Debraska might be tough. Sure would put a few more miles on the Ox that way.

One recommendation that I can give you is to go ahead and have your realtor come in and give you a good once over so you can make a list of things to fix. Sometimes it is more of the simple things that make a big difference instead of the more expensive things. You live there too, so you get use to seeing stuff a certain way. A realtor can give you a whole new view.

You're right Andrew, and we are. I'm going to spend Tuesday cleaning up the house and removing some clutter. The wife is taking Tuesday off as well to help. We'll then contact our realtor for a visit. Thanks for the advice!

Chandler- what about somewhere like Windsor farm? Always safe to dream right? She'll get used to the idea of leaving out around me when she sees private school tuition. Convinced my parents to move from Kensington ave. to the county. Let me know if y'all need a hand with house projects.

Yeah private school tuition is robbery...hard to justify that AND city taxes. Thanks for the offer, and I'll keep ya in mind if I need some labor. Most of the heavy lifting is done...the rest is just minor details. I worked hard on the house my first year in it, and I've been enjoying it since, only repairing items that needed it. Should have done more, but ahhhhhh well.

Burger Works? Enlighten me.

Oh, one other thing. If there are any gold/brass light fixtures, get rid of them. Everyone wants brushed nickel. I also changed out all the faucets in one house because they had the old style clear plastic handles. Found some nice crome single levers at Lowes on clearance for $15 a pop. The two houses that I have sold were both on the market for less than 48 hours.

I had to take 5 days off. the last of the declutter is going into storage tonight.
